Thank you everyone for providing your great insights. The eviction attorney has submitted the notice to Court and let me see how it goes.

I agree with all of you: A lesson learnt. Very expensive one but nevertheless a lesson.

One extra thing, I was telling myself is to calibrate on how I see human behavior. I am at pain now to know when someone is Genuinely in difficulty versus trying to test my limits.

I met the tenant few times and everytime he told me he is sincere in giving it back.. Also, how much he appreciated me giving me time. He asked his hiring manager to give me details of employment etc. Everytime, I met him I walked back thinking he is sincere to make it work.

But now all that seems to be a wash to buy more time. Another lesson is to differentiate human emotions with business.

I have this situation.. My tenant worked for a company paid by Federal government. Since January he has been telling me that due to Sequester his pay is delayed.. And in Late March I was finally told the Government check is not coming. He has a new job now and he will pay me once pay check comes.

He asked his Hiring manager to call me and tell me that he got his job and will be paid in April. I looked in Linkedin and the name, phone number, title of hiring manager, company were authentic.

So I trusted and gave time until April. I still did not get paid for the rent and tenant tells me new company has not yet paid him.

I feel stupid that I believed tenant.. and I am loosing money.

On advice of a Realtor friend I served a 3 day notice and just spoke to a Eviction firm.
Questions I have are:
a) What are my options to get the money owed by Tenant?
b) Since I spoke to Eviction attorney, I am not talking to tenant anymore. Is that ok or should I do anything?
c) How can I put this information into the Credit History of Tenant, so that it shows up there?

I have asked similar question and I was told Tile is the best way to use in the Rental. I agree now it is good option: Long lasting, works ok with Pets and low maintenance.
I am still trying to collect good leads on how to find installer,

Thank you very much every one for the suggestions. It got me thinking: I will consider using Tile on the First floor and use the Carpet on top floors. This is a 1150sq ft Townhome.

I think my main challenge is to find contractors that can help for such rentals. As George mentioned, I must start talking to Real Estate investors in San Diego Area.

I donot know any RE investors here. Probably I should join a RE Club to know them or are there any other ways of meeting them?

Hello Experts,

I need to change the carpet for my rental. I read on this forums to expect $10/sq.yard ( $5.50 for carpet , $2.0 for padding, $2.50 for installation. But the bids I get are all around $16.0 or $17.0 sq.yard.

How do people get such good deals? Where should I look to get a good deal for an apartment grade carpet? I have been calling up experts that were referred by friends.

Hello Experts,

I am looking at buying a 25 year old Condo. This condo is very well maintained by the HOA and all the internal fixtures are well maitained and replaced by newer ones.
HOA has adequate reserves to maintain the place.

Questions I have are:
a) If the maintenance is done very well by the HOA, how long do the Condos last?
b) And what happens if Condos reach end of their life (if any such thing exists. I assume they would but will it be in my life time?)

Post: Rental value: How Low should I go?

All,
I put my rental property for Rent, in San Diego. Currently it rents for $1975 and I tried to rent for same value and did not get a good response. Zilpy, Rentometer etc also show that this price as with in the range. (one site says 60% of homes are below that value; other says range is 1850-2050).

I did not have luck of good tenant yet, inspite of 3 weeks of being on Craigslist. I spoke to a local property management to see if they can get a client. Initially they advertised everywhere as $2000.0/month. Since they did not find any one now they want me to put at $1800.0. (property management company charges initial payment which I made already and if they get a client, they get some more. So I suspect they are looking to get clients over fair price.).

Question is: How do I decide how low should I put the rental value? I can put the lowest in the range, but that's like missing out. I am trying to go down in Steps. Any ideas or suggestions?

Post: Prospective Tenant has a 90lbs Dog: What care should I take?

I have not yet rented out but my prospective tenant tells me he has a 90lbs Dog. I am wondering on how to proceed with renting the condo, If I consider renting the house to this tenant what precautions should I take. And if a dog is this big, what type of wear-and-tear should I consider.
Any suggestions would be of great help,

a) Craigslist
b) SD Reader (www.backpage.com)
c) Paid subscription in Local newspaper
d) www.rentdigs.com

I also see that initial day I put in Craigslist , I get atleast 5 calls and from next day they fall off rapidly. (I put initially on craigslist and within 3 days changed it to add more info like pictures etc. So i observed that phenomenon twice)
