Brian - great information and confirms my thought that I should go after my license.  California is probably the most strict state for rules across several industries; healthcare, real estate, new businesses, etc.  I'm new to this also, but reading everything I can here to become aware and able to make decisions that will reduce or eliminate risk.  From what I read here, I'm signing up for a real estate licensing program in my local community sponsored by a large local Real Estate firm.  It was recommended by a good real estate agent friend of mine.

Now I understand why I don't see many working on Lease Options.  Need to know the rules before doing. 

I too attended a 3 day workshop that gave me just enough information to know I need to move on Real Estate investing, yet, I also learned that the guru's are not as genuine as they might make themselves out to be.  The $40k ask was a flag for me.  I'm glad I found this site and reading my first book; the Ultimate Guide to Real Estate Investing.

I was recently wanting to purchase my mom's house (paid free and clear) to turn it as a rental. Quicken loans told me I couldn't use FHA to purchase the house because I need to live in it. Is that right? Is there a way to buy and hold using FHA? I'm new to this, so your help is appreciated.

I wish I could have know about this blog before I spent $2,000 and three days in Anaheim.  I am grateful, however, that I learned enough to perk my interest and followed my instincts with conducting research.  It's tough, however, to weave through what is just to make money teaching or what is genuine with a community just want to impart their knowledge because they care about others.  I prefer the latter.  I've only been here a day and starting to sift through what is genuine and what is not.

I'm very new to this wacky world of Real Estate investing.  I attended a 3 day workshop by AbundanceEdu and learned enough to substantially perk my interest.  Unfortunately, I don't have $30k to learn more, so I'm hoping to learn more through other venues.  I'm hoping to learn enough to do some wholesaling and/or lease options since these two seem to the best way to generate income, without much cash up front.  That's me.
