In Quebec you will need to find out if the home is declared as their family residence. If so you will need both to sign all documents. 

This will be a tough one as you now have to negotiate with two parties wanting two different things. All the best

Thanks for the shout out. @Roy N. I haven't been able to spend much time on r forum lately. 

@William Johnson I would tread very lightly here with sub 2.  They do happen but in your scenario you could be setting yourself up for failure.  

When the mortgage term ends do not think that you can simply renew the mortgage to your name. The mortgage has to be assumable and you will have to qualify under the  Lenders borrowing guidelines. This will also trigger the sale of the property to you inducing land transfer tax (if you haven't already paid it).   Most contracts under this scenario will mature when the mortgage matures. In fact that is the cleanest and safest way to do it. 

Sub2 can be used many different ways and indifferent clauses and conditions   What you are talking about here is known as an Agreement For Sale.  Very popular in the  70s when no one could  a new mortgage   Not so popular now  other than some parts of Hamilton and  Alberta.

Agreed @Hai Loc Cold Calling can be very tough,,, And Wholesaling in Toronto is a hard way to make a living.

Hi Ryan, I'm just up in Newmarket and have been investing for 6+ yrs, I own a wide range of properties from single family to multifamily. The links that Brandon posted above are great.. If you want some Canadian Content and info let me know, I would be happy to share it. 

I would suggest to keep educating yourself and talk to people that have DONE IT before. There are a lot of strategies. I would get to know some of the them and then choose one and learn everything you can about it before moving onto the next one.

Hi Ryan, Welcome to BP.... I'm from Newmarket! ! !  I own in Barrie, Hamilton, Oshawa, Ajax, Newmarket, Orangeville and other locations around the GTA. 

Student rentals are great Cash Flow properties.... Although at the moment Lenders are not financing them so it is very hard to purchase those types of the properties at the moment.
