Hello Everyone,

I'm currently looking to buy rental property up in Buffalo.  Currently, the houses I've been looking at are $50,000 or less.  I have enough money for the down payment, but I have heard that a lot of the bigger banks don't offer mortgage loans for anything below $50,000.  I am planning to start my search soon, but was wondering what are my other options if I am unable to get a loan from these financial institutions.

 Thanks for your reply Simon, i think my only options right now is to begin wholesaling, start investing in buffalo, or save more. I am leaning towards wholesaling just so I can learn more about real estate. Do you have any experience with wholesaling? I am currently just reading whatever they have on this site about it and will start direct mailing in a week or so.

And this Jeremy agrees with the first Jeremy.  Marketing is key.  You start direct mailing to vacant, or absentee owners with equity, and you could wholesale a few houses per month, and get your machine running.  Even 2 $1000 deals/month can make a huge difference.  Bandit signs.  YouTube marketing.  Test test test.

You said you went to school in Upstate NY.  What county?  How long were you there?  If you know that area, that's great, but you really need to be local to where you invest starting out (depending on your goals).   Investing in NYC might be tougher.  I know there are tons of people on the forum here that are in NYC, hopefully they will chime in.

 Thanks for the reply. I was thinking renting out to just get some cash flow going. I went to school in Buffalo, I lived there for about 5 years so I know the area around the school really well. I don't know much about wholesaling, any blog posts on that topic you would recommend I read?

Thanks! I live in NYC so I am not sure if this would be possible. I was planning to invest in upstate new york, where I went to college. If i do decide to go the FHA loan route, do I have to personally live in the house for a year?

HI guys, I just graduated college about a year and a half ago and I spent the last year or so paying off my students loans.I finally got it all paid off and I am starting to save some money. I have about 5-10K to use at the moment and would like to get started in real estate investing. I know its not a ton of money, so i am just looking for some opinions on the best way I can spend this money starting out or should I wait until I have more of a budget before getting into investing? Thanks in advance!
