Heyy everyone!!

After reading mutable posts about how getting your RE license will help in any area of RE you get into, I decided to invest the time and money to get my NY RE license. Before this decision I wanted to start out wholesaling and doing fix-and-flips in order to build up some cash and then buy and hold multifamily rental properties. After reading a different post and some thought on the topic, it dawned on me that wholesaling and earning commission as a RE agent is nearly the same thing, is it not? You are bringing a buyer and seller together and earning money on it. I was only introduced to this industry about a month ago, so I know others have thought of this before. Anyone contest or agree with this? Thoughts?

Heyy guys!!

I am a fairly new investor who will be beginning to work with a mentor in early 2014. My question is if I should go out and get my real estate license?? After listening to a couple podcasts today, I heard one gentleman say that it helps to get it. Looking for some opinions...Thanks!!!

I am definitely more interested in the fix and flip route, but was wondering if its easy to start with wholesaling. I do eventually want to buy and hold rental properties but for right now I'm looking to build a cash reserve.

So in your opinion, although I am more interested in the fix and flip route, should I start with wholesaling?

Ok, thanks for the advice. Also regarding a mentor, do you believe it is best to pay for one or to find one in my community through a local REIA (which I have already joined).

Heyy!! I'm a couple days old to this BP community and I love it. There is so much valuable info and helpful people.

Anyways... I am 20 years old and have decided that I want to be a real estate investor. I was recently involved with a network marketing company that encouraged self development. After reading a couple business books, I found that real estate investing was where my passion was. I work for the sanitation department and I've always admired houses for sale in my area (recently I have been guessing the prices of houses for sale while working, and then going home and researching to see how accurate I was). For the past month I have been educating my self on the industry and I want to begin taking action in the new year. Since I get out of work by 11am I've realized that I have an advantage over most people in real estate investing that work a J.O.B. in the fact that I have time on my side. I have read that it is best to start with one strategy and focus on that. I am interested in rehab flipping, but would like some opinions on whether or not I should start with wholesaling. Any input is greatly appreciated. Thanks!!
