Has anyone had any experience with Temple View Capital out of Bethesda, MD?

I have a small rental property in CT I'm looking to cash out refi, but I want to make sure that this company is actually legit.  Their terms so far seem pretty good.

@Jim Adrian, do you remember the name/manufacturer of the ones you saw?

I like these because it seems less likely for something to break since it’s basically a coin operated timer, and I can purchase inexpensive or used laundry machines.

Has anyone used the smartcoinbox coin operated timers for laundry machines? I want to put in a few washers and dryers, but coin operated machines are a lot more expensive and are from what I’ve heard not any more reliable. 

With this timer box I can purchase inexpensive machines and swap out when necessary. There are very few reviews online, and talking to someone there over the phone he said they have sold over 1000 units and no issues.

We are deciding on 3 new boilers with instant hot water for our 3 family. Does anyone have experience with Westinghouse boilers from Home Depot?  The 3 specific ones we are considering:

$2328 and $1500 rebate = $828

We are leaning towards the 3rd one for more BTUs and more gpm for hot water. Apartments are 1050sf, 1050sf, and 850sf.

@Deanna McCormick, thanks for the advice. A card operated machine works for also, it's just the cost of the machines that we're trying to avoid. Normal laundry machines can be bought less expensive.

@Jimmy Murray, thanks for the advice. That's definitely a viable option. The best case would to be able to use standard washing machine, as they are more available and cheaper. We think a coin operated receptacle would be a great idea

Is there any way or device that can turn ordinary laundry machines into money operated such as a special receptacle, etc?

Coin operated machines are too expensive and used ones are all beat up and hard to find

We're replacing some flooring in our 3 family in a class "C" area. Which Allure flooring have you used and would recommend for a rental including in kitchen and bathroom? The basic Allure Luxury that has the stick on sides ($1.79/sf) or Allure Ultra ($2.69/sf) that is interlocking?

Post: Durable topcoat for rental hardwood floors

We're refinishing hardwood floors in our 3 family that we recently purchased. In some un-salvageable areas we're putting down Trafficmaster Allure vinyl plank flooring. 

In your experience or research what is the most durable topcoat for the hardwood floors? We are not staining, just sand then topcoat with a clear finish. We want it to last as long as possible, and when it's un-salvageable we'll put the Allure over it.

For some reason we thought landlord providing laundry machines was pretty standard like kitchen appliances.  With the points you all brought up it makes sense in a C class area to have a coin operated washer/dryer in the basement. 

We aren't looking for cooling options, if tenants want it they can purchase window units. 

The quote for in unit wall hung gas boilers includes instant hot water so it takes care of the hot water needs. We're just not sure about long term reliability as the high efficiency wall hungs are relatively new. I'll check with the city codes regarding the boiler being inside the units.
