We also pay for a “walk up” service from the local trash company. It’s $10 extra per month and totally worth it. Just call your company and see what they offer.

No need to burden the guests with this, or ask your cleaners (since their turnover schedule might not align with trash day).

Also interested playing around with something like this. Super cool. Would use this frequently, especially if it pulled data from multiple platforms.

Andrew do you see value in other parts of this PM business that you may acquire? I often hear about SOPs, social media profiles, and websites as potentially valuable assets as well. I’m sure it’s a case by case thing, but was wondering if something catches your eye beyond contracts.

I’m curious because as we scale our own PM company, I’d like to think that if these are done well, they would bump up our valuation / multiplier i.e. prospective buyers would value the “how” in addition to the “what”

Hey Andrew,

Check out this tool for valuations: https://vintory.com/calculators/company-valuation-calculator...

There are few different ways to go about it. I think this company may even consult, I’ve been impressed with their content.

You can’t run an efficient business if your most common cost is variable and outside of your full control. Also consider the cost of your time when communicating with cleaners each time the home is dirtier.

Easy decision in my opinion, and a good example of operating this like a business, which is critical in 2023.

Quote from @Frank Barletta:

Is 3% really that tough to give up for providing most of your guests, extra insurance, customer success, payment processing, communication, etc etc etc?

It’s not about the fees. It’s about building an actual business with your own customer base (and not what you lease from OTAs). Think diversified income, ability to market effectively, no risk of OTA algorithm changes that have negative impacts, etc

Eddie I'm in a similar position as you with the same questions. We've got great reviews and super host status on a personal account, but we're planning on building a brand via our management company and buying cabin communities / boutique hotels as well. I was hoping there'd be a way to keep the super host status + reviews from our personal account but layer that within a new "brand" account - but it sounds like that may not be possible.

Don't have answers, but definitely following this thread!

+1 for Hospitable. No issues with VRBO or automated communications
