Has anyone gone through Rent To Retirement for a 1031 exchange?

If so what was your experience like?

Did you use the qualified intermediary they recommended or did you find your own?

The time window being 45 days, how quick was your process?

Are you still holding the property you acquired from Rent To Retirement’s inventory?

What would you do differently or wish you knew at the time of the excahne?

Thank you in advance for your input.

Post: 1031 Exchange Ideas - Land Sale to Investment

To make a long story short, a friend of mine's family has received interest in their farmland from developers. If they are to sell the land, they would come into some money that they had previously not had access to. With capital gains taxes they would like to explore the option of a 1031 exchange. Currently, their land serves as an investment property. From my understanding, you can only 1031 similar assets. Their questions are:

They know in this competitive market it is hard enough to find one good deal. BUT, is it possible to 1031 exchange one investment property into multiple investments? (multiple SF, duplexes, AirBNBs, blend, etc.)

They are tentative, with the recent pandemic, of throwing all of their proceeds from the sale at one large investment. IF you can not exchange one property for multiple, would one singular investment property be ideal?

Lastly, if you were in their shoes, what sector of real estate would you research to possibly invest in?

Thank you in advance for your insight. Love hearing different perspectives.

Jason,

I'm sure others will chime in on areas around the city they have had success in but I thought I'd share a video that I have used as a template for Indy to find the hottest zip codes. Hope this helps. Hottest Zip Codes

I just finished reading "20 Must-Have Team Members for Real Estate Investing Newbies" by Elizabeth Faircloth. One of the team member titles was "Birddog." I have researched briefly about finder/referral fees. I feel like they are lightly covered and I wanted to get a human perspective from anyone who has experience with these. Any positive or negative experiences would be greatly appreciated.

Wonderful stories with insightful background on Brad. This was the first podcast I listened to by BiggerPockets. It is also the reason I subscribed and joined this website.
