Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $30,000
Cash invested: $10,000

Purchased a duplex that had been vacant for two years.
Appraised at 51,000 at purchase. Borrowed another 10,000 for repairs.
Rented each side for $700 after finishing.

What made you interested in investing in this type of deal?

The value add opportunity.

How did you find this deal and how did you negotiate it?

Through a FSBO

How did you finance this deal?

How did you add value to the deal?

repaired foundation, new kitchens, bathrooms, floorings, paint

I am an out of town investor in St  Joe. I agree with the previous posts that say you have to know the neighborhoods. I studied the market and talkd to investors for 18 months before I pulled the trigger. Cash flow potential is incredible. If you know where to look, the 3% rules definitely come into play.

I am currently rehabbing a duplex and am looking to refinance it once it is rented and have 12 month leases in place. ARv- 85k Monthly net income before mortgage- $1200

@John De La Garza Great goal! I personally would look into building a portfolio of duplexes. I currently own a 48 unit complex and after property taxes it averages $110 a door. However, the duplexes I own are $250/door.

@Erica Viverette Hey Erica! I would say the biggest way to get started in buy and holds is finding the right deal. My main priority is cash flow. Many people use the house hacking method which I believe is great if you can lIbw flexIbly. If not, I would look into partnerships if financing is a hurdle. Let me know if you’d like to talk more!
