Hello Marisa,

I would say that "Financial Freedom" is different to many people. I have been without a "job" for 8 years and have just done deals. However, my income was what a school teacher would make when I was 19. Now, I have income coming in from rentals which is equivalent to a 250k/year salary. I have decided that my goal of true "freedom" is 1,000 doors that are completely paid off. That would put you in the "indestructible" category.

@Anthony Wick Sounds good! Looking back, if I was going to put cash down, I would have gone through a mortgage broker. I have a guy that was going to do 25 years with rates in the 4s. I can get you connected if you find a deal.

@Anthony Wick Hello! We actually put personal guarantees behind the seller carry rather than having them in second position on the property. We didn't pull any equity out of the other properties, we just secured the 10% with them. If we ever decide to sell those properties, then we will be required to pay that 10% to the bank.

We received a 5.05% interest rate on a 20 year am and it balloons in 5 years. It was a local community bank.

@Curtis Rouse Jr The cap rates are typical for the area. I would say that the population and job growth are growing in Kansas City. I see the need for multifamily housing growing in the next three years. Especially in our area.

Congrats on the apartment complex purchase!!! So I do have a few questions in regards to the deal. It is located near Kansas City, MO. Our plan is to refinance the property in 3 years. The deal was just purchased this week. I'm sure there will be some surprises we run into along the road.

Yes. I have a management company that will be overseeing the project with an office person and onsite maintenance man.
