@Yu Liu I definitely am! I think too many people are drawn towards the hype of Miami, Orlando and some of the major tourist cities in Florida. I personally grew up in Tallahassee so I have a ton of "local" knowledge regarding the area, they've been consistently updating the city over the years, google Cascades park Tallahassee or Tallahassee Mall, these places used to be dumps. With FSU, FAMU and TCC all in the center of the town, student housing is in demand. Feel free to connect and send me a message if you have any questions.

As for Panama City and Pensacola, do not, and I cannot stress this enough, cheap out on insurance. Hurricanes hit the panhandle every year and I've personally know people who've lost everything to them. Protect yourself and make sure your tenants have personal renter's insurance and you'll be set! @Noah Brinker I come from a computer background as well, here’s my take.

Why use a cookie cutter site?

Most people out there don’t have a background where they can code a webpage and link everything together into a seamless website. So what do they do? They open google and type “Easy website builder”. After the thousandth person does this, you start to notice trends when checking out all these sites.....they all look the same.

The harsh reality of it all? Most people don’t actively care about what the site looks like as long as they can access what information they want. Make it flow well, present the content in an easy to understand way and most people will be happy!

What’s important to you? You could spend hours crafting a work of art, the “Mona Lisa of RE websites”, or spend an hour or two throwing up a decent looking site. No one will be none the wiser.

Ultimately, if you enjoy building websites and you’re skilled enough to make one in a short amount of time, go for it! Make that site and have pride in the fact that you didn’t copy+paste into a template. Either way Noah, good luck!

Consider looking into investing in Fayetteville, especially since you're looking to do flips. It's only 2 hours (ish) away so perfectly doable if you need to see the properties in person before you buy. @Shelby (Osborne) Johnson over at Five Pillars Realty is great at helping investors get started! I'd highly recommend reaching out to her.
