Thank you, it is from a company called OOD for the mirror house and then everything else we build around it. There are alot of cool prefab or modular homes coming onto the market. If you have a building background, I would work with an architect and build some unique places that are stick built to hold the equity value better. Similar to StayOnera

Find a new lender. Several DSCR lenders could make this happen using Airdna. DM me if you need a contact for an investor-friendly lender. They need to have the title in their name for 3 months with some but 6 months with others.

Hey @Josh Ball , this is basically what I do on the most successful properties I have ever had. www.cameronranchglamping.com It mainly depends on a few things.
How close are you to a metro hub/ activities?
How unique can you get a permit?
What is your exit strategy? 1-2 Tiny homes don't bring much value as they don't add much equity. Multiple places, then you start reaching commercial territory when you sell and try to move it all as a business. I've learned a lot in my 4-year project, and it has been a lot of work. We are doing really well, though, and have a lot of options for growth now.

Hi Josh, we are developing 767 acres in Tennessee as Glamping STR properties. Have you ever considered glamping?

Very cool! We should chat. Glamping is right up my wheelhouse.

Hey @Joy Daniels ! Welcome to the forums, a great resource to stay on top of tech, trends, regulations, and more. We also have a weekly newsletter for STRs here called BiggerStays that you can sign up for free in your profile settings! https://app.tango.us/app/workflow/BiggerPockets-free-Short-T...

The only way to truly stay up to date on your local rules is to pay attention to your local county/city council meetings and how you can participate. They put alot of the meetings online as well with information that comes from them. Feel free to ask any questions here in the forums and I'm sure some of the amazing hosts in here will be able to help at anytime.

Thanks for the vote!

Also, I had cabinets full of glasses cups silverware and knives..Not anymore.  Need to buy all again.

Had stocked packed linen closet but not anymore..need to stock again.

Because I rent 4 bedrooms house, it's more conducive to large gatherings and parties.

Another issue and please tell me if this is normal that when people book for 5 people they usually have at least 10 or 15 additional guests.

Which results in more wear and tear and cleaning.

Thus, I'm not seeking 100 occupancy.

Staci

If guests take that much, I would 100% be asking for reimbursement through Airbnb. You'll need documentation of the cost to replace, hopefully, pictures from your cleaning team before their arrival, an owner's closet with lock for supplies, and limit the number of supplies you provide to a determined number. You need your house rules to say no more than XYZ people, and no guests count over the number in the listing between 10:00 PM-6:00am or something similar. A ring camera will give you the evidence you need to stop a potential party or when people bring in too many guests over night. It can be a normal problem but you can prevent it with some certain measures. Airbnb will send you a free Minut noise monitoring system (they did before) that can help monitor noise and parties as well.

@Patricia Andriolo-Bull dang that is frustrating! They had me as lakeview for a while when it was just a pond and I was 10 minuntes from the lake. It took a few months to correct it but they finally did. I will say that they hve been telling me for almost two weeks now the tech team is working on the category link. Still no solution yet from them though after I check in every few days. How they think a national park is near you is laughable though lol

Technically Tigertail is a park but it would be a far stretch from calling it a national park.  If I were a guest searching for a National Park and my listing came up, I would be annoyed!

Interesting that the link isn't working for you.  I went in yesterday when you posted this and it works fine for me!  I have one listing that I'm able to make updates to, I just decided not to given the prior attempts.  Have you tried it recently?
I would be annoyed as a guest if it popped as a national park, too! Guests trust the suggestions so much and would act like you made it up lol

It's finally working now! It has been about 2 months since I had used it. I'll report back on how quickly they "update" my OMG request.

Real estate agents. The one's that act as if the revenue is the reason we buy, not the asset itself.

As an agent myself, it pains me so much when other agents try this. I have to usually explain that just because the owner made xyz does not the next person will or even care. They find out very quickly when the place sits for 6 months with no offers.

Nothing that paying for a 3rd party app to automate functions will fix.

What apps do you use? I have tried a couple and didn't think they were very helpful.

Which ones have you tried? I think the only main ones people need especially starting out (not mandatory but very helpful) are a Property management software (e.g. Hospitable), a dynamic pricing software (e.g. Pricelabs or AirDNA), and then a cleaning management software like Turno or Breezeway.
