Hey everyone! 

I've been on BP now for around 4 years while growing my investing journey and I had the honor of being on the Real Estate Rookie podcast today. I own a Glamping site near Houston, TX and I am a realtor in the area. I've tried (and failed) at flips, long term rentals, and more over my 6 years of being in real estate. I'd love to answer any questions anyone has. Bigger Pockets changed my life when I found it and I'm hoping it does the same for everyone else. Invest on friends!

Personally, I've found that a good real estate deal has never gone unfunded so if your numbers are rock solid and if you have the credentials to back such a project up, I'm sure you'll find investors to partner up with you

Additionally, if you have never handled investor funds, be sure to give them a great deal to make it worth their while and build your reputation as someone who can reliably grow other people's money. Going forward, those exact people will be happy to work with you and refer you to their network so you can raise even more money. Plan to be in the relationships/capital raising business for the long haul and you will see it compounding over the years

 You are much better off waiting and funding on your own. More partners the worse off you will be in the long run. 

I’ve had offers to partner on deals in the smokies but it’s just not worth it to me unless it’s family. 


 Thank you alot for this. I agree for sure and I have been struggling to figure out how to expand more quickly. I think I need to just keep getting cash flow and then stack up ready for my next site build.

I did this for my first STR on a full rehab, best decision I ever made. I'm mostly writing checks like @John Underwood now, but you learn a lot on the first one. Also, when you get in the ground you meet a lot of people locally. I had some help from several people, but they respect you more for doing it yourself and seeing you working on it. As a result of this, I now have a licensed GC and electrician who will do any job for me now for a ridiculous low price and top priority. They like doing work for me, and they don’t view me as just another “out of state investor” because I was on the ground working in the trenches alongside them.

I have been looking to gather some private money to expand my glamp site near Houston. Has anyone raised money for this or found investors? Any tips on where to start besides family and friends? I've funded most by myself and my business partner but trying to see what are some ideas out there. Thanks! 

I've been kind of stuck figuring out how to find more money for my glamp site to expand near Houston, TX. Anyone have any ideas or places that could be a starting point for me? Thank you!

 It is going but had to put on pause for 1 month to leave town for work (I'm a traveling DJ). Should be up within the month though! I'm definitely looking to expand after this. Let's stay in touch!

Hey everyone, I used to do more condos in the city of Houston but am now venturing out into a massive glamping site at the nearby Lake Livingston. Any other glamping hosts in here? I'd love to hear your tips and experience as I move further into it. What was your biggest hurdle or guest problem that you didn't expect? After doing over a year of research before I pulled the trigger, I put together all my tips for how I figured out what steps I needed going into the glamping site. It gave me alot of clarity to know budgets, feasibility, and more. Thanks!
