Hey Andrew, I know you did this post a year ago but did you have any luck finding a lender you liked? I'm in the same position under contract on a triplex in Chattanooga and am looking for some lending options. Not sure the one I found is gonna work out. Any suggestions? Thanks!

Does anyone have an excel spreadsheet template for owners/landlords to keep track of all expenses and income for their rental properties they'd be willing to share? 

Just locked down my first deal and am looking for something to track EVERYTHING so I can get a true picture of what I am cash flowing.

Thank you both, @Jason Leavitt and @Lee Ripma. Maybe my goals are a little off, and I know $30k isn't a lot, it's just that I heard/read that even starting with no money you absolutely can become a millionaire in under 10 years. Maybe I should rephrase my question just a little bit.  

Out of all the strategies presented in their book, which is the best one for a new investor with some actual cash if the goal is to create some passive income? Still BRRR's in inexpensive markets? Thank you both, I really appreciate the comments.

Brand new investor wanting to get started building wealth in real estate. Let's say I have $30k more or less to invest and my goal is to create passive income (around $1500/monthly) and become a millionaire in under 10 yrs strictly with my RE investments. After reading Brandon's book, "How to Invest in Real Estate" I am more confused now than when I started simply due to the number of different types of investments one could make. What advice would you give me?  Thanks!
