I'm in the little state of Vermont, but "renting a chair" is very popular in the salon industry around here. This could be used anywhere there is demand.

What does a contract/agreement look like when an investor(s) go in on a deal with you and you don't have any of your own money involved... Please excuse my great ignorance in this topic. I have a couple rentals now, but small scale and want to know how I can get into the big deals with little to no monetary investment.

Say I find an apartment complex for 5 million and need to put 20% down on it and have investors put in the down payment. How do they get their investment back with interest and you still profit from the deal? I know I would be able to understand it a lot better if I had an example.

I’m interested in investing abroad and would like some ideas of good areas of the USA that are currently good markets, but inexpensive to get into. Multi, SFH and even interested in mobile home parks and self storage.

@Seth Eaton my idea is you can rent/lease/purchase land and put the containers on it and if the area doesn't work out, you can move them to a different location with very little to lose. Even if it doesn't work out at all, you can sell the containers individually or in pairs or in a large lot and make some of the money back. Taxes would be way less expensive because they are not permanent structures. A lot of positives to this...

Very interested in venturing into shipping container self storage. Such as finding empty parking lots or level land in good areas that has room for 50-100 containers at each location. I am aware of people doing this. I was thinking more southern states that have lower maintainence(no snow to plow). Anyone have comments about this, pros, cons, zoning to be careful of? Can lease the land and just move the containers when leAse is up or purchase the land and move the containers and sell the land or even sell the containers if it doesn’t pan out...

@Nathan G. That's my idea. Get a large "option to buy" non-refundable down payment like $5-10k and set a 1-2 year lease agreement in hopes that they can't get their stuff together to purchase the property. Then when they move out, do it all over again with another tenant. Obviously the possible tenants would be screened just as if they were just renting it.

Looking for recommendations of background check companies to use that do best, most extensive checks. Should I charge the possible tenant for this(weed out tire kickers) or should I just pay for them? As always any other recommendations are welcome.

I have a three bedroom one bathroom house that has been rented to the same people for over five years. They are going to be moving out in the next 4 to 6 weeks. I am considering doing a rent to own. I also need to vet possible tenets much better than I did these people that are leaving. Don't get me wrong they have been great and always paid but I may not be as lucky with the next tenants. Please help with recommendations or if you can point me in the right direction to find tenant applications and other forms like that possibly on this site. I know that there is certain percentages that people recommend to only rent to tenants with a certain income etc. Please help with recommendations. Should I do rent to own with a large down payment and hope that they aren't able to purchase the house or should I just try to find good long-term tenants with steady income? Any recommendations would be super helpful. I am still new to this and haven't really had to vet possible tenants or applicants until now and do not want to end up with deadbeat renters.
