If you are staying near the KC metro there are several meetups! MAREI is a big one (second Tuesday of each month)-- and if you visit their website I believe most others are on the calendar. The other link below is for Investing In Your Wealth which is a meetup ran by 1st Class Real Estate-- I have gone to this in the past and plan to go regularly this year as well.

It will depend slightly appraiser to appraiser, but in my experience bed/bath counts and square footage are the baseline comparisons, with small adjustments made outside of that based on finishes or any additional features (fireplace, garage, etc). Location and walkability will matter especially for anything close to downtown KC, the Plaza, or Westport areas--- as home values can change $50K-100K within a few blocks of certain areas---- though any reputable appraiser will consider the best "apples to apples" comps and weight them based on proximity to the subject property.

If you are using private money, hard money, or other investment type loans, some of those private appraisers may look at the property through a more similar lens as an investor--- and focus more on the income potential of the property.

@Robert G. plenty of good resources listed above, happy to vouch for @Steven May especially as far as KC market trends and data. @Cody Petersen has experience with OOS investors too as "boots on the ground" and helps facilitate BRRRR's from identifying a property to fit your needs all the way through the rehab while keeping tabs on the property and contractors.

Crazy as it seems, this is pretty common when talking to older realtors, lawyers, investors, etc--they don't keep up with the times and have no idea what wholesaling is. Not sure where in Kansas you are operating, but I wholesale in the KC area and have a lawyer contact who may be beneficial for you. Shoot me a DM if you'd like his phone number. Depending on the area of Kansas and what the property is, I may have some buyers that I can send contact info for too. Happy to help out with general wholesaling advice and answer questions too!

Hey Andrea! I have a few investors I work with who have rentals in 64128 and 64130--let me know if you have specific questions. This area has great cash flow potential (especially if you go the section 8 route and know what you are doing), and can be really good for longterm appreciation! 

Best advice I have is to make sure you familiarize yourself well within the area (or make sure your agents/contractors/PM know the area since you are out of state). All areas of these zip codes are not quite the same---things can change pretty drastically block to block and as you move further east past Hwy 71. Keep this in mind as it impacts potential rents, quality of tenants you will attract, and the quality of finishes needed for a BRRRR.

 @Steven May & @Cody Petersen are two agents that have experience with OOS Investors and are investment-minded themselves. 

PM recommendations depend more specifically on the area of KC or KCMO that you are targeting-- @Dairius Kawewehi Are you pretty flexible as far as where you are looking (anything within 30 min of downtown on KS and MO side), or do you have a small defined target area (Jackson County-KCMO only)?

@Cody Petersen is a young and hungry agent who communicates well and can help out with timely comps as well as sharing some good resources. 

Representing you on both sides of the sale seems fine in my opinion as far as compensation. Plenty of investors that will help you with your first flip without you needing to give up 25% of the profits. If you have trouble finding those to help out-- shoot me a DM and I'll pass along some contacts.
