 Thanks Matt.  Do you ever find buyers through BP or usually through your local connections?  I ask because my local network at the moment is somewhat lacking.

Hi all,

Still trying to learn all that I can about wholesaling.  But, it seems to me that in an ideal world, I would try to line up a number of cash buyers that are eagerly looking for deals in my area before I even start to get seller leads.  Is this correct only in theory?  Or in reality, do I need to be looking for sellers first?  Thanks!

 Thanks a bunch!!  And please let me know if I can help with anything.  I read your company's bio and it looks like you guys do a lot of rehabs in the city.  We do Historic nominations, Historic tax credit consulting, and buy and sell those credits, as well as environmental assessments.   If you ever need any guidance with those items give me a shout!

 Frankie, for one there are awesome incentives for rehabbing historical buildings (one of our company's specialties), which St. Louis has a ton of.  The market for renters seems to be pretty solid depending on the neighborhood your in.  And lately, we've noticed a new wave of out of town clients and investors swooping in looking for deals, which tells me St. Louis is definitely up and coming!  Let me know if I can ever help you out with anything!

Hi Everyone,

My name is Garen Lafser and I am excited to be joining the community here at BP.  Apart from my work (see below), I am always trying to learn more about real estate, developing, and about all the various types of deals out there.  I also hope to personally invest in some deals in the near future.

Our company, Lafser & Associates (lafser.com), provides consulting and services for real estate developers including project management, historic tax credit consulting, environmental abatement, energy tax credits, and more. We are trying to shift from strictly being consultants to becoming developers and investors ourselves. We have been serving our clients for over 25 years now and have helped hundreds of clients with even more projects.
