Also, I am doing research on gas fire heat pump. Any one with first hand experience with them in the Cleveland area?

@Justin Fishman thanks for sharing your experience. I will check out HeatingHelp now.

I wonder how the mini-split would perform as a heating device for cold places, like Detroit.

Anyone with experience?

Dear biggerpocketers, we are looking for a HVAC contractor to install a boiler heating system to a 17-unit apartment building. The building is in Cleveland, and ZIP code is 44110.

Any good HVAC contractors here or if you have a good one to recommend?

Thanks a lot.

Any HVAC contractors who had prior experience working on apartment?

@Kirti Patel It took courage to share stories like this.

At some point, I will share my story here as well... for now, it is ongoing and both my wife and I are working really hard to reduce our loss. I am glad that my wife and I are together to face the issue. Still, there are difficulties ahead of us, but what didn't kill us makes us stronger. And the same to you.

BTW, your case sounds like a fraud. You should consider legal actions.

I would like to sell a property in Detroit. Any good listing agents here, or anyone you'd like to recommend. Much appreciated.

The zip code is 48219. Regards.

Thanks for all the answers: they are very helpful...

By forming an LLC, I intent to use it to hold rental as well as income from other business initiatives, so it would be a combination of active and passive incomes. Does it render the LLC a qualified sponsoring business for the Solo 401(k) account?

Further, even if it is doable. Since it mixes the real estate properties with my businesses, does it make more sense to obtain a Solo 401(k) through sole proprietorship? This way, all businesses are nicely separated, which implies better asset protections.

After comparing IRA LLC and Solo 401(k), I feel that Solo 401(k) is a better option to me. Since I dont' have a small business yet, my first thought to obtain a Solo 401(k) is as follows:

  1. Open an LLC to have a part time small business;
  2. Rollover my current IRA to a Solo 401(k) plan.

Both the LLC and the Solo 401(k) will be focused on real estate investment. Do you think it is a viable path to get a Solo 401(k) plan this way? I wish I can do both simultaneously, and would like to hear your opinions... Thanks!
