Have you photographers ever thought of making 'special discount' rates for real estate agents to see if that would have any effect?

How about saying something along the lines of how you are unaffected by the current mortgage crisis. You could say something like

"Do people want to buy your home but can't because they don't qualify for a mortgage? Want to sell your home fast? I'm ready to buy without a moment's notice. Call me at XXXXX."

Obviously it will need some wordsmithing, but I just wanted to show you an example of the idea.

Maybe if you can think of providing buyers with a time-sensitive opportunity such as "if you buy by the end of the week, I will give you ___ for free". Just make sure whatever it is you give them is affiliated with or can help the end user out when it comes to buying property or a home.

One medium worth considering would be craigslist. Even though there is the ongoing debacle about scams and scammer rings, it is still a high traffic place that could lead to some leads.

For the most part, I agree with what you are saying Richman. You definitely have to be the master of your domain as well as instill that image on your clients or else you will be dead in the water. After all, who would want to work with someone they don't feel is knowledgeable?

The only thing I would really disagree with is the idea of having to spend a ton of money on a website. If by this you mean to hire a designer to make your site all nice looking with Flash graphics all over the place, then I actually think this is a bad idea. The reason being is people want information and they want it now; forcing them to watch some pretty little Flash intro or something like that is probably only going to irritate them.

Also, it's not about making your site designer-worthy; it's about finding the hot spots that lead to actions on your customer's behalf. And the only way of figuring this out is to constantly split test. This doesn't even need to cost you any money.

I'm not really sure about reports per se, but I know you can get what you want in regards to articles. As long as you give the author credibility or keep the "About the Author" section in tact (it varies depending on each service), then you can post as many as you want on your site. www.ezinearticles.com and www.artclebase.com are a couple of the largest article submission sites.

I would have to agree with what others have already said; you are only putting extra commission for the realtor in writing. Another thing to consider is no matter how absurd or crazy you think a contract may be, if the recipient signs it, you have yourself a legally binding contract. They would have had every opportunity to question or not sign the contract, but they did which signifies their agreement with your terms.

In terms of your situation, I honestly would be surprised if more people are not doing things like this with their realtors...

If the ebook is for people wanting to get into REI, you could explain that it might be a good idea to start out in the birddogging field and get a REI mentor to train you on how to find good investments (win-win scenario: you get the training and you save them the time of looking for good investments...plus you get paid a finders fee).

Another quick idea would be to do some reconnaissance and find where people are putting their REI signs. Then, keep note of them for a decent period of time and if they are still in the same places, chances are they are leading to potential leads. Plus, if you find an area with a lot of signs, that could be a good indication of high-traffic, possibly high lead area.

I think this is kind of hard to answer without knowing the audience you are aiming for. Do you want to target REI beginners or veterans? Just answering that question will help with making and appropriate title as well as what content to write about.
