Can anyone shed light on RM-1 properties in Philadelphia? I have a rented single family RM-1 zoned home. Can I make this a Multi Family? Any info would help.

@Brandon Ribeiro With that Golden Ticket of 3.5% down I would go for a multi family asap. Dude live rent free and save up for your next deal. It worked for me and I’m doing better financially.
I did not screen my tenants properly, rented to this guy who appeared to be a Saint, I got a sense of a great human being, but what came behind him was the total opposite. Turns out his fiancé was a nightmare. She wanted to have a daycare while her child went to school. Now the first floor tenant who worked over night could not sleep during the day. The 2 times the gentleman came to see the apartment, she never came by. I asked him why she couldn’t come by and he would give me an excuse. I should have known something was wrong. But I gave him the benefit of the doubt and got screwed at the end. I had to give him his security back so he could find another place. The fiancé was running the water during the day on purpose. My water bill may be arriving high, but I took it as a learning experience. I even paid for the moving truck. But I now sleep and have peace of mind. It did cost me but I learned and now am stress free. Screen your tenants properly or you will pay in the long run.

Dodged a bullet, tenant left and saved me the headache of court and most important stress. For the first time in a month, got to sleep like a baby. Thank you Lorddddd

Thanks guys for the reply, I know she’s purposely running the water because I can hear the water running in the tub. We live in a triplex and she’s right below me and when I approached her about it she denied it and 10 seconds later the water stopped running. I already made a police report, once the bill comes in I’ll just take her to court. By the way I gave them all their security so they could find another place. Hopefully 7 more days of this nightmare.

What can I do in reference to a tenant who’s leaving soon, purposely running the water to run the bill up? Any recommendations would help, thanks.
