Hi @Rebecca Samarelli - I am an investor and lender in FL. If you have strong credit, you are better off putting less % down and investing the difference.

Your PMI on a conventional loan w/ 5% down should be cheap if your credit is 760+. Have your broker run a scenario of 5% vs 10% down with you investing the difference at XXX % return to see where you would be after 5-10 years.

Student rentals provide more income. There are problems, but there are problems with every RE niche. I am a fan.

What are the top student housing conferences? I know NMHC hosts a yearly one. Is anyone familiar with others?
