Hi All - I have an on going issue with this contractor that my flipping project has been delayed for 3 months and I need to get out of the contract with this company. We recently found out that they don't pay their sub contractors and that's why my project is stalled consistently, and we already paid at least $10K over the amount of work left to be done. I need some recommendations on a good lawyer. This project is in Atlanta area btw.

I recently went to Atlanta and have been contacting wholesalers in the area looking to flip properties. We were given the list that includes properties in Decatur, Marietta, and Pittsburg. Since I am from out of town, I want to get some opinions from the fellow investors if these areas are any good, and what your advices would be for the areas we should look into. We drove by some of the areas and wasn't sure if they would be a good flip based on what we saw. Any advice would be helpful!

These are such good advices, thanks so much everyone! The lockbox idea sounds great and I can definitely implement that in the future. Just now the tenant got back and is willing to schedule the time to meet and hand the key. However, his paranoia about having people in the condo without his presence, even with our trusted friend, seems suspicious to me.

Thanks everyone! I definitely learned my lessons. @Account Closed - My property is in Naples, FL. I guess 24 hours notice would be sufficient? Also, if you can recommend a site to the FL rental laws, that will be very helpful. I need to get smart on that a bit!

Hi @Scott Weaner - We settled remotely and we were too trusting with the tenant since he was all friendly and told us he would give our realtor a copy of the key. We closed on one other house that we didn't have a key either but was able to get an access whenever we need to. That's definitely a big lessons learned for us.

I inherited the tenant with the condo I recently purchased. He's been on time with rent, but been extremely hard to reach. We have a few items we want to repair in the unit and we don't have a copy of the key, plus he got into an argument with our first contractor because he didn't answer the door when our contractor showed up. We have been trying to get a key from him for months now and haven't been successful. What's the best way to approach in this situation? I like the fact that he has been paying so far, but really don't like that he's denying my request. I am remote and our friend helps manage the property, but she's having a hard time reaching him as well. At this point I don't even care about bringing contractor to improve the unit, but I do want to get my access in case there is an emergency while he is not home.
