Greg and Patricia. The point/concern was that the addendum is not effective till 7/1. That to me seems like he is still a tenant when the 30 day notice was given. If that's foolish to think, I plead newbie.  I just wanted to make sure I wasn't screwing over the other two tenants. I hope I'm making sense. 

Hey David, thanks for the reply. I know I will get the full rent, I guess what I'm going for is whether or not the other guys should expect the one removed to help or not. But I am probably overthinking it. Its a great point about the non-related tenants, though in my area we get alot of temporary construction workers. Would love to get into a long term local tenant. Will probably look for that when placing someone in this one. 

Hey BP and friends, 

I am in an interesting situation that I need some suggestions on. Just a couple days ago myself and the 3 tenants signed an addendum to the lease removing one of them as of 7/1. Today, the other tenants also heard their contracts are ending at work and are canceling their month-to-month lease with a 30 day notice. So I'm confident that the remaining 2 are responsible for Julys rent. What I want to be sure of, is whether or not the initial one that was removed is also responsible. I think its as easy as the fact that my addendum does not take effect until 7/1 and therefor he was currently a tenant when the notice was given and he should help pay July. Am I following the flow correctly? Is there anything I need to be cautious of in a situation like this?

Hey BP! My name is Gabe Larson, and while I was technically a new member 2 years ago, I never got to get involved back then. I am ready for my first property, having my pre-approval on a mortgage and my down payment saved. So I am hoping to get connected with some successful investors in the Pittsburgh area to learn from. I am hoping to find a 3-4 unit to live in and rent out remaining units, But the search has been slow. Any tips to find deals faster would be appreciated. Looking forward to being more involved on the site! Thanks to all!
