I am really loving the energy on this online community! Hoping to get further outside my introverted box and network with some other area professionals. Great listing! From a Styling/Co-host perspective, the windows in the bedrooms definitely need curtains, as mentioned above, preferably blackouts. I do agree it could stand to have a few pops of color. Pillows (I prefer pillows with removable covers) and throw blankets are easy fixes for this.

The nightstands are adorably set, however, guests like to have space to actually put their personal items. So I wouldn't over-decorate them. Lamp and possibly one piece of decor on each--that's it. If you can, I'd slide the bed over to squeeze another nightstand in the room with only one.

Another glaring issue for me is that there is not enough seating. If your capacity is 6, then you need to have seating in both your eating and living spaces for 6. Your rugs are a tad small for their spaces but are not a make-or-break detail.

I also feel the exterior space is well-appointed. Make sure you are supplying a good number of pool towels so guests, don't use your bath towels outdoors.

Aside from those things its a good start for a new listing. As you begin to hear guest feedback they will certainly let you know what is or isn't working.

Michael my recommendation to start off with is to do a simple iCal sync between the two OTAs (Airbnb & VRBO) since you are just starting. This will give you time to get a feel for the business and figure out what type of PMS (Property Management System) you want to buy into. There are a ton of them around and they all have their own strengths.
It depends on what the rest of the ordinance says because it notes additional requirements and fees may apply. You may want to investigate areas right outside of the city if you are looking to have more.

I'm a certified STR Stylist, Co-hosting properties in North Charleston, SC & Ft Washington MD. It all depends on the STR laws in the areas you're looking for. Those that allow STRs vary from issuing limited permits per year to requiring the property to be the owner's primary residence. I believe DC proper (Baltimore, for sure) is one of those owner residence areas.

Here in coastal SC, you have a variety of regulations. This is why the area my property is in has exploded in rental properties. It's definitely worth the research. This is a great place to start, though some are slightly outdated. https://www.proper.insure/regu...
