Airbnb if its a group trip (shared space + privacy from public = more fun). 

Hotels if traveling solo.

 Yeah luckily its still a 6-figure profit. It just hurt a little. LOL

Recently closed a sale on my fourplex and was surprised to see I still owed capital gains tax on the 3-units I didnt live in. I've always been told theres no capital gains tax on your primary residence after 2 years if the proceeds are under $250K so just want to give a heads up for anyone who's selling to look into their local tax laws.

I definitely couldve looked harder, but lesson learned!

Specially in the city you and I invest in. 
The only profitable people here would be Mercedes Benz and BMW. One of my tenants just got a new BMW in my south Central LA investment . But hasn’t paid  rent.  

Yikes. Yeah I'd be livid... This makes me wonder what documents are we allowed to request to ensure Tenants are actually unemployed due to covid and are approved for UI payments.  In theory, if they still don't pay, that documentation is leverage.
