Regarding Florida Real Estate:

Can a property go in a trust if it is mortgaged?  

If so, who needs to be on the loan document/property title/trust? Can the trustees be people who are not on the loan or title (e.g. minor or adult children)?

Does the type of mortgage matter FHA vs Conventional vs hard-money?

Regarding multi-family properties, many deals look positive with all units rented, but turn negative when one is not rented (as would be the case when house-hacking). 

When buying a multi-family property as part of a buy-hold strategy, but you will live in one of the units, do you base your decision to invest:

Based on positive cashflow from BOTH units being rented (in case of a duplex, all units in case of triplex or quads)?

Or

Based on ONLY ONE unit being rented?

Obviously, positive cashflow is much harder to reach in a duplex when one of the units does not produce rents. Triplexes and quads help with the math, but the price to start is higher and they are harder to find here in Florida. However, the goal is to buy a duplex, house-hack for a time and vacate it and rent it out asap.

I am an renter, and I am in a hurry to start using real estate as an investment. I think I have enough savings to buy a small place, but nothing as nice and as big as where we live. (Actually, this is where we have gotten stuck before:  the up-front expenses to get into a house/neighborhood of our preference).

I would love to hear ideas and experiences about anyone who started their investment journey before landing on a house to call home. Also, those who are shrewd with money, do y'all think this could make financial sense?

This would be a "buy and hold" for me, whereas I plan on moving out of our current residence within 5 years.
