@James Carlson thanks for the info. Good luck. I love the idea of the high demand, I would like to think because most parents want kids off campus maybe? Might just be my theory, but I also like the idea of someone managing and getting all the parents to sign off on these units as co-signers which would protect you as a land lord. Good luck this year. I hope it all works out.

I want to invest in single family homes targeting college towns. Ideally, I would be completely hands off. I am looking for property managers who can manage single family homes for the use of rental to college students. I want to be hands off. Is this something common? Despite today's new norm, I would love the opportunity to get involved in either a college town or a lake house for Airbnb opportunities.

@Koleton Daley, thank you very much for the advice I really appreciate it. Thus far I’ve been pretty lucky with a great company. Their formula can be tough to deal with because they hold on to quite a bit of funds but I guess that is part of how they keep their costs down and hold

On to hundreds of doors one months security. I can’t complain though. Reedy and Company have been great.

Hello, I am a high W2 income earner, I have one turnkey property I'm invested in out of state. Looking for a multi-family unit in NY with owner financing. Any idea how to find these options? I may be interested in Memphis TN if I can utilize my real estate property manager and or one you already have set up. Ideally, looking for someone who would like to save on capital gains, and make up earnings in interest. Lets discuss our options and how we can create a win / win situation for all. Property and or portfolio obviously must cashflow.

@Blake Edwards, hey...

So I was maxing our my $19k a year and built a nice chunk in my 401k. Then was able to cash out, pay my 10% penalty, and use that money as down payment on my investment properties. I then realized how much more of a return it is to invest in real estate but the money put away pre-taxed helps out because it builds quicker. I probably won’t be maxing out anymore and only out the minimum to have my employer match their max. It was a nice start up fund for me, but if I’m going to put my retirement in a volatile market, then I want to control it.

I am from Rockland County NY and am really interested in meeting other like minded individuals to discuss strategies and see where they are in their investment cycles and share my current status too. I want to meet people who would be open about their financial situations and maybe even mentor if they are more advanced and share knowledge. How would one find a local real estate group?
