I have been marketing by direct mail for about two months now, and I've had decent luck with it. I am now at a point where i need to have a more consistent way of direct mail. Does anyone have any recommendations (preferably in the Indiana area).

So for anyone that has read my previous posts, you know that i am 18 and maybe 2 weeks ago i first considered wholesaling real estate. Well i now am partnered with a real estate agent and jumping into this (not letting it get in the way of my education). 

Now i just need some advise/input on proven ways to find motivated sellers. I could just read on the internet, but i feel like i should hear from people who have implemented these methods and have benefited them. 

Any input helps, Thanks.

@Evan Thoma I appreciate your tips, and thanks for offering to help me through that process because, that is exactly what i need. I definitely need someone experienced to guide me through the steps. I will be taking you up on that offer!

@Andrew Dao Thanks for the motivation and that is exactly what i had in mind. All the investors i have talked to have told me that the earlier i start the better. I am currently studying up on how to do property analysis so that i don't provide deals that might cause my buyers to lose interest. I m definitely prepping for this and, now I'm just trying to gather as many helpful tips, people, and knowledge.

Oh no doubt, i am graduating with my honors diploma and am already accepted to college and will be attending. That's a given, EDUCATION FIRST. The reason i am doing this is because i do want a head start in this field. I will be pursuing a career in investment and banking, and will major in economics. So that is not a problem. @Jeff B.

As of now (being 18 and still in high school) wholesaling is what makes the most sense to me and what I'm most motivated to do. I've obviously been doing my homework in whats involved in these kinds of deals and will continue to do so. What I need advice on is how i can build my BUYERS LIST so that after practicing property analysis, i could send a good deal to them, and get my first wholesale deal under my belt. Any advice is appreciated.

Hi, 

I am an 18 year old, actually still in high school, and planning to go to college. I know that I don't want to be stuck in a cubicle for 40 hour a week. I have had lots of exposure to the real estate investing community which is what led me here. I need help trying to start off with something. I do have certain people who would be more than happy to give me that starting capital, but I'd obviously need to be very informed and know what I am talking about so I don't lose anyone money and keep them for future deals. I also am very good friends with a real estate agent who is willing to help me. Any tips?
