Hello all, I'm looking to purchase a home to live in in Gainesville, FL. I plan on living in it for a period of 3-4 years, and selling for profit . I know what I'm currently looking for:

-built in equity at purchase

-needing cosmetic upgrades is fine $10-15k ( no structural work) hvac upgrade is fine

-since my family will be living their the location must be family friendly

-because I'm using my VA loan it has to meet requirements to qualify

My question is, what other criteria must I consider/communicate to my agent to maximize this as an investment, but meet the needs of my family.

Can anybody refer me to an investor savvy agent in Gainesville, Fl? The Army is sending me there in May and I'm looking to buy, rehab, live, and sell in 3-4 years after purchase. Any help would be appreciated.

I am in the process building a investment company while working full time in the Army. I'm basically starting an LLC for tax benefits. My current property (which was my first)I purchased as a short sale for 136k 3 years ago. I currently owe 123k and my house is currently worth 190k. I have renters in the house now. I'm debating refinancing to get cash in hand to purchase another rental vs selling out right. I'm very torn what is the best decision. I'm a newbie in the game and want to see if anybody else has shared the same experience.

I'm in the same boat. I can sell and make 70k, or cash out for 30k and still break even monthly if the renters stay in. Can someone give us some insight
