@Andrew Steffens in any field of work there will always be conflicting points of interest between different parties involved. I agree that the property owner is my primary client, but like you said reviews are important as well. So the guest experience has to be considered and weighed accordingly. Will a few clients who don't like having to sign up for wifi deter me from using something like StayFi? Not likely. But it's worth the discussion to see other people's experience. I appreciate your thoughts on the matter.

Quote from @Andrew Steffens:

We use Stayfi.  Just like anything else it is a tool, a tool that works best with other tools to complete a job.  If the "job" at hand is direct bookings, getting Stayfi will help you collect past guest contact info.  Not just the main person who booked, but all people in the house who want access to the wifi.  Once you have it you will need other tools to market to them such as Constant Contact, Twilio, etc.

@Andrew Steffens yes it is definitely a tool. Trying to understand which tools are best for guests, property owners, and my business. Seems that they will conflict at times.

Quote from @Michael Baum:

Hey @Gabe Capoferri. This topic has come up from time to time and I think in some markets it can be useful.

Our place is setup and caters to families and extended family/friends. Essentially they all know each other anyways and vacation together. I haven't bothered to collect emails from other guests.

Many of them are kids which I don't want to hit up.

I am with @Travis Timmons and @Trent Reeve on this. I don't want to get in peoples faces just to get an email.

Understandable @Michael Baum. I'm trying to figure out the balance right now as the business grows. I appreciate your insight.

Nada. Self management for the win! :)

It does sound right in line with other PMs across the USA.

Sounds amazing Michael. I hope to be there someday!

Good points @Travis Timmons. I definitely agree that creating a space for incredible memories, having high quality service, and getting to know guests on a personal level are the best ways to attract repeat bookings. At the same time, I want to make sure I provide high quality services for owners. It is a balance for sure.

Quote from @Sarah Kensinger:

I know many operators in Maine. Their going rate is 20-25% per booking, plus a tech fee of around $125 a month.

Thanks @Sarah Kensinger. I am right in that range as well. Have had some conversations with prospective clients over the last year and they were somewhat shocked by that percentage. Good to know that that seems to be the norm.

I run an STR management company in the Great Portland (Maine) area. I am curious to hear what property owners pay or would expect to pay for full service STR management in this area.

Hi! I am going to be adding StayFi to all of our properties this year. Curious if people have seen a big uptick in direct bookings/repeat customers since using it (or other email marketing software).
