There are a few books. I believe Dave Van Horn has one published through bigger pockets. You could probably find some other books online.

You may want to consider joining CFRI, the local REIA. There you can network with other people and see who is in the note game. There definitely are people who are in the game. I know they've even had classes on investing on non performing 1st notes. You may even be able to find private investors through CFRI as well.

@Roy Will hello. Just a heads up, this is something a bookkeeper or an accountant would do for bank accounts and credit cards to make sure everything ties out.

That is in interesting approach. I didn’t consider a property in winter haven for Airbnb but it may make sense. I’d have to research and see what rates I could get and be aware of any local ordinances that can effect that business model.

Do you have any AirBnB properties in that area? If so, what do you do for getting the property turned around and ready for rent once the renters change?

Good morning and thank you for the response! It’s actually about 6 min away from legoland so that’s not bad! I appreciate your input. Just an FYI, I looked at rentometer.com and it looks like the rent for 4 bedroom homes is about 1400 but I like to get verification. The data you provided seems to jive (assuming I could get another 200 or so for another room).

I am looking for the rental rate on sq ft basis for a flex space type property in Rockledge, FL 32955. I imagine some commercial leasing agents might have some good data that can provide guidance. Some examples of what are currently occupying some of the units are a hair salon, a day care, etc. Thank you for the help!

I am looking to get an idea of what rental rates are for a 4/2.5 in Winter Haven, FL in 33884. Also, are rent-to-own properties attractive to the rental/tenant pool in the area? I appreciate all of the help!
