Brie Schmidt pretty familiar with that Chicago vintage and concur it is likely due to antiquated cast pipe or its layout. I have seen old drum traps hidden under a vanity base, tiled over, and funky joints from past renovations causing issue even though the snake head didnt hang up at the trouble point. @Kathleen Diaz and then this article. A better house hack approach is a live in 2-3-4 flat that needs some renovation, SFR with a legal in-law type unit, carriage house/garage, ADUs zoning, roommate (grad students), garage/basement/storage space rental.

Bradley Greenberg I would suggest trying Schodeen Homes. The family has built out a big part of the Fox Valley market over the last 30-40 years with numerous large scale sub divisions, retail/commercial, land spec. -G

HELP!!! IM FREAKING OUT!!! I just bought my first rental (6unit) and the new tenant is threatening to not pay rent b/c they dont like to paint color in the stairway. WHAT DO I DO??? Their cousins friend who used to work with me told my old boss I could be sued!!!

@Eric Griemsmann A bit vague on details and being your first your setting up for additional problems. With that said, possibly if the individual person is versed in the type and level of your project. What responsibilities you are expecting of the candidate? Will he/she be soliciting, vetting, then recommending trades for hire as your representative-at risk? Will insurance cover this person? What onsite decisions can be made for you, any cap amount for the smaller decisions to keep things moving. Are you expecting field reports and actual budgetary management with some check book allowance or planning to visit every 3 weeks for settlements until done? Who will be filing the permits and signing the inspection sheet? Not impossible but really need to define the role and responsibilities going into it. 

Personally, I would first look for a local freelance project manager or one with-in a smaller architectural firm moonlighting, all of whom should have a solid track record with your type of dwelling, budget, schedule. You will start to get the picture and feedback after a number or calls and some due diligence work. Plenty of threads on here for this exact question. 

Lastly, if it is a gut rehab there may be a great connection in the Property Management world where ever the property is but I would venture the percentage of those having the actual basket of qualified skill sets is going to take some digging for that person who also, is looking to take on someone else's project. BP is a good place to ask for those leads. Try calling the REIA in the area of your project too. Conversely, during the peak of the previous economy I visited a few high end new construction sites as a visitor where pretentious design/build type companies were hired and using their in-house Project Manager. A couple PMs could barely get past basic building processes or proper vocabulary when asked deeper questions than a homeowner would but they had a nice knit shirt with a logo and wrinkless khakis. Point being you really need to be there as much as possible, especially the first one.
