My personal preference would be to buy and hold if the location is on a steady upward swing - I know Baltimore has some tough areas... That being said, if you go that route, you will be able to reap both long term benefits of rental income plus appreciation.

Whatever you do after you get a HELOC I doubt the bank will be checking out on you every so often...

My experience has been only the first year, after that whatever you claim on your schedule E banks will look at it...

Is it possible that your claiming only 75% of received rents for whatever reason!?

Great thread... Definitely difficult to find multi's in Eastern Mass that are cash flowing with the exception of some tough town such as Brockton, Lynn, and sort of Chelsea.
