This is a byproduct of the market being super hot but some folks are having challenges appraising condo's at Windsor Hills and Paradise Palms for the exact same reason. Time will tell how the market reacts I guess...

Would love to resuscitate this thread to see how folks are doing with STR's in and around Disney area. I have followed the market and saw it's heated at this moment when we look at recent sales at Windsor Hills, Paradise Palms, Champions Gate, Solara, etc.

How are you doing fellow investors?

1000% agree with you @Carlos.

Does that mean that every Section 8 tenant is bad? That abuses their property? Of course not, but on average we can do much better with market tenants... 

Btw, 20% of our tenant base is Section 8

Shawn and folks, how would you compare Windsor Hills with Paradise Palms for example? I see those two communities as very similar with the latter being having newer homes and now with not as expensive HOA's as before.

I just locked on a refi rate for a 4-fam non-owner occupied for 3.35% APR on a 25 year note and 3.5% APR on a 3-fam for a 30 year note.

This is for Massachusetts with 780 credit score and no points.

Agreed on the City of Everett being very restrictive when it comes to conversions. There are land minimum requirements, egress special windows for basement living (if they approve), etc. Often times the costs to doing a conversion - even if they approve - means a very long ROI after all the work is done.
 
Curious to see what your experience is but by all means don't lose hope and good luck!
