What type of dues and insurance would you need?...what is MLS and what are their fees? Im going to be taking real estate courses this summer...I haven't started investing yet still a newbie...just curious.

Im going to be taking real estate courses this summer such as,

1. Salesperson license
2. Broker License
3. Investment properties, Foreclosure & Management
4. Introduction to Real Estate Finance and Investing
5. Real Estate Finance and Investment
6. Investing in Cashflow
7. Buying and Selling New York Residential Real Estate
8.Investing in Multi-Family Residential Real Estate
9. Evaluation of Real Estate Investments
10. Learn About Real Estate Investing

Most of these course are 8 hrs (9-5) one day. Is there any that i shouldn't worry about taking, or any courses I should consider? I want to get into wholesaling and later flipping homes.
And also starting June or July the salesperson courses will be changed from 45 hr to a 75 hr course, does anyone know why?

So far I have read that wholesaling is buying a property under market value and selling it to someone else a little more to pocket a profit (if I'm wrong please correct me).

Do you get the properties from real estate agents?
If so, how do you find agents who sale these type of property?
Its said that all you need is a little bit of money or nothing at all? (how do you buy a property with no money?)
What should I do before getting into this type of business?
Can I find these property myself?
Do you fix up the property before you sell them??
If so how much fixing up?

I'm still a newbie to all of this and need some :help:

Before you jump in to that to fast, read up some. Learn some, etc. Think of it like buying a car, you do your homework on the types of cars you want first, right?

yea for now...flipping homes interest me.....I have seen a lot of T.V shows and read books....but I do want to be a real estate broker one day which I would be taking classes this summer to achieve that....its a challenge and i love challenge....if done properly I can make money....why not make money on something that interest you instead of sitting behind a computer desk like I do everyday after school...I'm not planning to jump on it too fast....thats why I'm taking a year to prepare is that too short?...Ive read 3 books...read millions of stories from different websites and want some one on one chat with someone to tell me the ropes.

Hi...I'm a 24 yr old female living in NYC...Ive been wanting to get into real estate investing (buy and flip to sell) for the past 1yr and a half...I'm really anxious to start....Im planning to buy a 1 bedroom, 1 bathroom condo next summer 09....to get myself ready i decided to...

1. take real estate courses this summer
2. go to some seminars
3. and working on getting a monthly payments on my debts to start paying them off
4. get a real estate investor who flips homes as a mentor

Any suggestions on what else I should put on my list or whats already on my list?....I have more than a year to prepare....someone who started off with no money or very little money have any suggestion would be excellent....also someone to explain the whole borrowing and lending thing which to me is very confusing.
