I came on here looking for a good website to use to send direct mail, but Jerry Norton (Check him out on youtube he's a wealth of information on wholesaling) last year released PropWire which is a free platform to pull owner information. Its like PropStream but it is free! They both charge to skip trace, but propstream also charges to use the platform it self

My Name is Jason Fuller and am working on getting a couple properties under contract, ideally within the week that will be great opportunities for investors/house flippers in Houston.

I look for homes with an ARV between $200,000 - $600,000.

I'm looking for deals that will make 15 to 20% profit, after rehab, holding and closing costs. If it doesn't meet that criteria, it wont be brought to you.

A little introduction to myself I am a Mechanical Engineer here in California and have been interested in Real Estate for some time now. I have worked with my dad flipping houses in Cleveland and now have been back and forth to the Houston area numerous times to be introduced to the area. 

I wanted to take the time to make a post here and introduce myself and if anyone is looking for deals at the moment in that area to please let me know so we can work together and I will send these your way once under contract.

@Jerryll Noorden question and it may show my greenness, but what is “SEO”? I just recently got my first house under contract and assigned in Nashville TN, basically by scrolling through Redfin. Now I’ve caught the bug and am up at 3:30 am scrolling through BP posts looking for cheap ways to find good leads to wholesale. Any help is appreciated!

My buy formula is:

(ARV*0.65) - Repairs = buy price

Taking 35% off the top to account for 20% profit 10% closing costs and %5 for holding cost.

First off, my name is Jason, first post on BP and I'll be moving to Houston soon(6 to 8 months should Corona Virus permit). In the Forum I've seen some discussions about inner and outer loops but figured I'd start a discussion on it and grab some opinions. Looking to do a bit of a house hack. The plan is to buy a home with a separated garage conversion (Kitchen, bathroom & bedroom) and live there then Short Term Rent(STR) the main house. I have some ideas but looking for thoughts on locations for STR. Should I be inside the loop, or outside? All input is appreciated!
