I wish I could help you more in that area.  I know an investor friendly title company near Lois and Spruce. Sapphire Title is their name.

What part of the Bay Area is the property in?  I'd recommend closing with an attorney near the house.  The easier you can make it for the seller, the easier your transaction will be.

Hi there Bill!  My partner will be at the Quaker Steak event this week as well.  I'll make sure he looks for you.  Before you start to look outside of the area you've just moved to, see what you can find in Dunedin!  (As you already know) It's a great area that is gaining a ton of momentum for not only RE investors, but for homeowners as well.  I've watched the values increase significantly within the last 2 quarters.  Good luck!

and, I understand how some may view it as potentially a waste of time, but I do require a face to face prior to releasing addresses to investors.

I don't think that would be the best strategy. There are homes in the 2-3m price range, but they face the bay. The subject property is on a short canal. However, I do think that blowing out the rehab closer in the 250k range could potentially yield a $400 + price per sqft

CMA values home at $1,000,000.00. House is in relatively good shape, but will more than likely need $100k in renovations to minimize DOM and generate anticipated marketable value. Contact for more info. Transaction will be similar to bank procedures in regards to closing instructions.

Most subjectively... Bedrooms. If you are going the Section 8 route... bedrooms are all that matter.  Check out "gosection8" and look up the county your are interested in.. It will show all current rates for the different areas based on bedrooms...

Hi there!  If you are looking for the cheap rentals... you can actually get a really nice return.  Some people choose to avoid it because it isn't typically in the nicest of areas... I've bought a few in S. St Pete.  My criteria has been all in for under $50k (price plus repairs) and rents for $900-$1500 (depending on how many bedrooms and what section 8 offers in that pocket)
