With the hard money lenders, you would have to pay a hefty amount of interest every month, correct (I'm assuming 15-18%)? Also, with wholesale deals, is it that is not 100% fully funded even if that was the intent?

I don't plan to live in the unit that I'm planning to purchase because I already bought a place to live earlier this year. I'm thinking of purchasing an REO or foreclosed property, simple renovation and then sell it. With that said, what options are there for funding if you plan to purchase the property all cash?

Just curious, where would I be able to find the necessary funds in order to invest in real estate? Is it legitimate to borrow from credit unions and residential funding programs? I'm new to the real estate investor industry and learning to invest in real estate has been interesting to me for some time. Please respond as any input will help.
