For this business, has anyone used a business credit card for either their real estate business transactions or for business expenses? Also, is there any benefit to having a business credit card compared to using your personal credit cards? 

I have already formed the entity so that I can legally begin doing deals. Any advice you give would be greatly appreciated.

@Andrew Cordle , although you are a real estate investor, why did you advertise yourself as an entrepreneur? Also, which site did you use for the creation of your business cards? It does not look like something from Vistaprint.

Thank you for your input. @Ned Carey , since you're a wholesaler, what strategies have you used that worked most effectively to find the cash buyers to either assign the contract or to wholesale properties?

Has anyone tried to do an assignment of contract in this industry? What are some of the advantages and disadvantages of using this strategy to make some money?

Nice job @Jonathan C. . Looks like you did all the necessary upgrades with the kitchen and bathroom. Was this place a 3/1 or a 2/1? Did you purchase this place in the DC area? Also, what were the comps in the area that you purchased this place? I want to know your thought process behind all this. I always find it amazing when people share their success stories.

@Greg H. and @Mike H. , thanks for your feedback. The EM deposit will get expensive if I'm unable to double close. I'm not planning to use this method as my primary source of investing. I'm just exploring different avenues I can use in the business. I'll make sure to do my due diligence in researching these types of homes before making a move on purchasing one.

Thanks for the feedback. Has anyone tried to wholesale a HUD home? The goal for me isn't to live there, but to buy fast and sell fast.

Has anyone purchased a HUD home? I've heard some great things about how you can get those homes significantly below market value. But I do have two questions:

1. How do I find the agent that will help with the purchase of a HUD home when the property is not in your own backyard?

2. What are some of the disadvantages of a HUD home?

Any feedback would be greatly appreciated.
