I'm trying to avoid cities with population loss, but at the same time find somewhere that isn't at its bubble.

I've purchased turnkey properties before (at full market value), but am now looking for a way to add rehabbed properties with equity in them to my portfolio.  Anyone have recommendations on who to work with on such a plan in Ohio?

Sorry, I meant to say Cleveland vs Cincinnati, but there's no way to edit the title....  Or should I be considering Columbus too?

I'm researching out of state investment areas for cash-flowing, long-term buy and hold SFR properties. Looking for cash flow, and hopefully some appreciation, in a stable market that is undervalued. (In light of recent natural disasters, I'm also looking at areas that are less natural-disaster prone.) I'm currently focusing on researching Ohio, and specifically Cincinnati and Cleveland, and don't want to be spread into too many areas, so want to choose one.

What are the pros and cons of the 2 cities?  What do you love or hate?  Where specifically would you invest if you invested in one?

I discovered this past year that Cort Furniture Rental has clearance centers.  Our local one is great--the staff are super helpful, and you can buy both used (previously rented) and new furniture, at good prices.

The fantastic thing I discovered is that you can get discounted packages on furniture and art for a whole home--or at least, everything for a one bedroom, to start.  They have 2 tiers: $1499 and $1999, and have 21+ pieces in each set, covering the LR, DR, and BR.  Within each set, there's a fair amount of options for selecting different styles and materials.  It's a great way to get the basics for your furnished rental, quickly and affordably, on a single truck.  

Of course, you still have to get all the little things for the bathroom and kitchen, but getting the major stuff out of the way in a single visit, at a package price, is great.

Thanks, @Vivek Khoche.  I'm enjoying reading through that link you shared.

On the other hand, I have searched BP for Memphis property management recommendations.  The problem with most posts is that people talk in generalities, and rarely name names.  Very rarely does anyone say, "I've had 7 properties with XXX property manager for 9 years, and love them," or "Stay away from XXX because...."  Most of the time people say "PM me for info", which doesn't help future readers of the post find the information they need.  I hope folks can give specifics here, to help me and others who read this thread.

I'm researching Property Management in the Memphis area for a SFR I'm buying (just next to Bartlett). I'm buying from someone at Memphis Cashflow (a turnkey company), and could use their in-house management company Marathon Management. However, they're a large operation, with sizeable fees, and I'd like to have recommendations for other great property management in Memphis to interview. Please be as specific as possible in giving your feedback, both positive and negative. (I hate it when there are discussions like this, but everyone dances around and doesn't give specific PM company names....) Who do you love? Who should I stay away from?

@Justin Cory I'd seen one of your posts in another Clarksville thread, and had actually been researching your management company online.  I'll be making a call soon to ask a few questions....

@Nicholas Earls  Good insight about the inspections.  That's something I've wondered about; regular inspections by a local PM are absolutely necessary, and something I'd require from a PM.  Thanks for sharing your experience with JKA.

@Bryce Stclair  Thanks for the insight about Sango.  I'll take any other neighborhood recommendations anyone else has!

Has anyone worked with Arrington and Associates?  The investment company I'm working with/through has a relationship with them, but I still want to do my due diligence, and work with the most competent, and competitive, PM in the Clarksville area, if I buy there.
