It depends what you need.. Definitely Avail is a very simple and useful, Hemlane. And have a look at landlordstudio  - it is easy to organise all processes using this app.

Hi Rich. I, like you, have managed my family properties for many years. Managing investors' properties is not the same at all. I chose to build my PM business from ground.To create a working system and to organize processes is difficult in the beginning, but to my experience it is possible to create a working model based on personal knowledges and then to provide a high level of service to the clients. My IT background also helped me speed up processes. Personal brand in Property Management is not easy but possible.

@Caroline Knight, Using a VA loan for a small multifamily property is a smart move. I would recommend researching neighborhoods for rental demand and appreciation. Prioritize properties needing minimal immediate rehab. Be diligent with inspections, especially plumbing and electrical. Leverage the 0% down payment, but be mindful of funding fees. Also, you will need to build a solid team, including a VA-savvy real estate agent. Stay financially disciplined and plan for unexpected expenses. Good luck with your real estate journey in Chicago!

When screening property managers for your first rental, consider these key questions:

How long have they been in property management?

What types of properties do they usually handle? 

What services do they provide for property management?

How do they handle tenant screening and selection?

What are their management fees, and are there any additional costs?

How often will they update me on property status and issues?

Can they provide references from previous clients?
