Hello @Gp G. we usually just add a mold disclosure, giving tenants information about it and indicating that prior tenant's move in that there are no mold/s in the unit.

Hello! Are there property management companies out there that also offers bookkeeping services to the landlords? If yes, what is the usual inclusions and rate? Is this something that landlords would be interested in or need?

Hello @Gary Stark my wife and I own Fridman Properties LLC which is a property management company primarily based in Chicago but we also manage few properties in Wisconsin & Indiana areas. @Jake Barrutia It definitely have its pros and cons. To give you one - 

Pro: You dont have to worry about rent collection especially with her situation being unemployed. 

Con: In case of violation of contract and you have to evict, it may be tricky to process. 

Personally, if you have other applicants, she would not be my first choice. Take time to consider others. Make thorough background checks. Talk with her previous landlords on how is she as a tenant and investigate as to why she would have change apartments.

Hello, everyone! Please advise if we bought the property and if it was the lease from the previous landlord.

One time we saw that they were smoking, but it's not allowed in the property.

Also, we noticed that it's only 1 person in the lease, but it's actually 3.


Please advise if we can do something with that. Thank you!

Hello Everyone! I am looking for advise .We want to move away from security deposits and charge only Move-In Fee. Besides comprehensive lease agreements outlining the tenant’s property maintenance and damage prevention responsibilities, I am also thinking about signing with a tenant's additional agreement with all prices for typical damages which they need to sign with a lease. Does anyone had experience like this? I would be very grateful if anyone can share with me price list for the typical damages or if you know where to find it.

Hello Isaac. Managing 135 units on your own means that you need to create your own PM company. And such business needs a lot of time and work -24/7. If you are not ready to fully focus on this, i would recommend to look for professionals. Must be reliable PM company in your area
