Hi, If anyone has an insurance broker they use and recommend for California rentals, please let me know.  I am interested in switching to a broker, who will advise/educate me on best insurance for California rentals and near-term out of state rental.

Thank you for much for sharing. I will try calling some. This month I called Wells about a rental HELOC, as they provided them in the past. The representative said due to Covid, the stopped doing them in May so it will be interesting to find out how many others have stopped as well. Thanks, again, for sharing the list.

Hi, Beware of spending money on some of these programs, as there are so many of them that sometimes try to take advantage of those eager to learn.  Before you spend any money on a program, go to top of this BiggerPockets site, and type "Multifamily," in the search area (the circle) at the top right-hand of the site and you'll see a list of  PEOPLE, FORUMS, etc.  At the very bottom, you'll see PODCASTS.  I recommend you start by listening to those and then search the FORUMS, and BLOGS. You can get a lot of free education in these areas.  Best wishes and be very care of those trying to sell you expensive programs.

Thanks for chiming in everyone. We have a mid-March court date to determine if the property goes back into the Trust.  I will keep you posted on the outcome.

Thank you to ALL for taking the time to respond. I definitely appreciate it.  As a newer real estate investor, this subject is very interesting to me, but I also want to ensure we have been quoted a fair price.  Originally, I assumed Probate was the only option.  I contemplated executing the process on my own (with a little Legal  guidance) due to all the online information, but the potential to avoid Probate sounds better.  As an FYI, the lawyer said he will petition the court to get the property back into the Trust, and if that doesn't work, he will continue with the Probate process for the same price.  He is the same lawyer who drafted the Living Trust many years ago.   In any event, thank you again for all your comments, especially the "Heggstad Petition," as I did not come across that online. 

I will let you know how things turn out in an effort to educate other BP members.

Good Evening,

Scenario In California:

You're named Executor of a Living Trust with a piece of real estate, which you find was refinanced multiple times and not put back into the name of the Trust. 

If you petition the court (in California) to get the real estate back into the Trust to avoid Probate, how much work does this involve? How likely is it that the Court will allow it back into Trust? What type of fee would you expect a lawyer to charge for such action?

I'm asking, as I'd like to find out if an estimate recently rec'd is fair? Property was only held in deceased name. I'll call another lawyer to get a 2nd quote, but if anyone has any idea about a reasonable fee, I would appreciate hearing about it.
