Yes you need his written permission to remove the tree and make sure your tree surgeon is insured.

That might be a hard one to finance most companies want a minimum $75,000 property value or higher

I am located in Troy and do plumbing heating and repairs , nothing scares me. You should have a qualified plumber or inspector check your properties. I am an investor and when I inspect I give you an estimate based on my experience as an investor/contractor. Most contractors want to do work and lots of it so you can’t always use their viewpoint.

If there’s water leaking there will be mold and rotted wood. Just fix it and go on.

It all depends on the extent of the disturbances. Sometimes inspectors aren’t all that helpful if they can pinpoint it and show you where are the disturbances are then it’s probably worth it.

You’re going to need more than a handyman to fix/repair / replace that. Depending on how bad it’s rotted. You will have to jack the building up to support it while it’s replaced. Get someone that knows what they are doing.

Can’t flip that property as you can’t get by the owner occupied for 5 years. Cities want owners not landlords taking over the properties.
