@David Haley Just curious if you purchased anything in HS?

@Joe Ray Where do you currently live? What makes you want to out of state invest on your first deal? I'm very familiar with that area. The area has some rough spots so do your due diligence. If you get really serious, I would suggest you go visit the area.

@Brad Campbell Lol, I'm going to look at that one tomorrow. The prices over there are crazy also but still cheap compared to other areas. I'm having my wife run the comps now. She's a realtor. Honestly it's hard to find a true 2 bedroom over in that area for under 75k. We get decent rents over there also. Just a little more difficult to find great tenants.

@Brad Campbell We also invest a lot by Churchill Downs. You can still find some solid deals around there but usually more headache compared to the Shepherdsville area. 

@Brad Campbell I grew up in the Okolona area and moved to Shepherdsville about 20 years ago. Like everywhere else, the prices for homes have greatly increased here. And yes, it's tough finding deals out here right now. Two years ago was ago a great time to invest for buy and holds since it was easy to hit the 1% rule. Now that's almost impossible to do unless you're doing your own wholesaling. If you find a good deal now, it's almost guaranteed to be a flip unless you can brrrr it.

@Jim Norton That building finally sold earlier this year I believe. The owners didn't want to come down to my price. I think it sold for around $450K. Which in todays market wouldn't be a bad deal but 3 years ago those numbers didn't work for me.
