@DAn L. Would there be a market for a place without a bathroom or a kitchen. I find that kinda strange, I certainly would not consider this for my backyard, people will be using your backyard for their bathroom and you hose for a shower and your grill for their kitchen. That's a crazy idea.

@Irwin Velez. What is the work status of the tenant. Do they have a job, if so they should pay rent or be evicted, if not do they draw unemployment, if so they should pay you at least a portion for rent. I once had a tenant who's excuse for being late was they just bought a new car, the next month still no rent, three days later an eviction notice and 7 days later a court date. By by tenant. If it's legal to evict best to do it sooner than later. I don't mind late pay or if someone is struggling a partial pay for a month or so but if you are last on their payday it's time to move in to a new tenant.

@Daron Williams if you are 35 you have a lot of living left to do. If your relationship is as toxic as it seems I don't see how it could improve. You certainly don't want to acquire properties inside a troubled marriage. If you love this person and it's mutual maybe it's worth the effort, I just don't see that in your post.

@John Voychick. If you do STR don't just limit yourself to vacation travelers. I do STR to traveling medical workers. Great demand and good return. There are a few websites that cater to this industry. I pay $99 per year to list my properties. You can list more than one. I am usually booked 9 months out. I require 30 day minimum but most want 3 months.

@Maya Here is my lease option that I give with a rental that I would consider selling. In the addendum I write. Tenant has option to buy at the end of lease for xx dollars. Usually 3% higher than current market. Landlord will refund 10% of all rents paid and credit 3% of sales price to closing, repairs, or price reduction. It's just a hook with bait. Tenants like it but no one has ever taken me up on it because of the required down payment they would need.

In Ft Myers check out 33907.  Very stable B properties there.  I like that area for townhomes and duplex's  you can easily turn $100 a door if you have 20-25 % down. Also Cape Coral but I don't know that area very well.  In Jacksonville check out 32210 for a strong C neighborhood. Price point $125 -175 both of those locations

@Josh Rodriguez. I invest in the Ft Myers and JACKSONVILLE Fl areas. Some great deals in South West Florida. Just stay north of Naples and south of Sarasota. Jacksonville is a very transient town with two military bases and two 4 year universities. All areas except the beaches are very affordable for investing.

Turning 71 this year and thinking its time for a career change. I have 8 units paid for plus SS plus pension plus 401k plus savings. Probably start doing some 1031 exchanges for the next 10 years if I can find the right deals. I don't like watching TV or playing golf so it will be fishing and RE investing after Dec 31, 2020. Never really thought that REI equated to retiring or passive income. People watching to many info commercials use those terms.
