I agree wholeheartedly!  I get out and look at props, and look at them again. Due diligence is SO important, as is running the numbers to see if it'll work after me or someone does the rehab. Just yesterday I turned down a deal at the last minute because just too much money would have to go into it and only a small profit would be made.  There's always another deal out there that WILL work out.

Welcome to the jungle! Watch out for the trees/don't sweat the small stuff (and it's all small stuff!). If you're looking for flip deals with MLS, stop. You gotta find them on your own, props that are not listed. Get creative - look for vacant houses, send letters to the owners. Post you biz card everywhere "I buy houses. Not a realtor, so no 6% fee".

Call the real estate or mortg department at the bank, ask them if you can buy mortg notes from them. Be persistent, because the first person you talk to may not know.

 Over half of the people there probably new just like you!   Everyone at the meeting is friendly and interested in your success, and you might even find some people who can be your mentors! On top of that, investors buy and sell to each other, so you might find your first deal. Get some business cards printed up that say "I buy houses", with your name and phone number. Swap yours for theirs. Especially important is getting THEIRS.
