I'm on the same boat as you.. I am in the process of sending some of my buyers to someone with a deal.. Get a contract with the seller to protect your referral fee(if its legal in your state), the only problem i'm having is how to make a contract with my buyer, should he close on this deal.

let me clarify that i am not an agent, does it still apply?

cliff notes:

-A good friend of mine :) who is a real estate agent has a deal that I forwarded to one of my buyers on my buyer list.
-Buyer from buyer list really likes the numbers and wants the deal.
-I negotiated my referral fee with my good friend who is going to make a contract for the two of us.

My question is what kind of contract would I use for my buyer? I want to negotiate a consulting fee with him, before I introduce the two of them to talk about this deal.

Can I have the listing agent sign my contract that says I am planning on wholesaling the property to someone on my buyer list?

If a short sale home is listed at $25k, can i put this home under contract, and sell to someone on my buyer list for more??

For example, house has a listing short sale price of $50,000 is it possible to negotiate the price with a listing agent, put it under contract and wholesale to one of my buyers?

It would be great if someone can give information on where to download an example of good contracts. For example: the Contract for Sale and Purchase (buyer and seller), and the Assignment of Contract of Sale (buyer sell to end-buyer), and examples of all the other contracts a Wholesaler would use.

Also did you (wholesalers) make your own contract? or did you use an existing one as an example and used it to guide you to make your own?

What are the best foreclosure websites? mainly the ones that include the homeowners LTV %? Any good ones other than RealtyTrac?
