@Ryan Swan I like that idea. The confirmation of that it was received. Maybe take it a step further and ask for a confirmation of seller recieved. They may twist it in a bind saying they ment that the Realitor received it not the seller at that point. So spelling it out more might help

@Brian Ellis the funny part is if you do enough deals in your area you know what realitor is full of it. Even realtors know who's a pos and who's good. I have heard of a broker in Cleveland that Realitors are starting to black ball his listings. I have tried to see his properties and if you have a realtor already he doesn't want to show his listings. He wants that full commission.

@Ryan Howell I actually have done that before. Mostly when lending was hard about 5yrs ago. When owner financing was the thing. But I have had alot of offers out at one time so it was a little too much to handle. But I do think you have a good point.

@Tony Kim I don't understand why people like you have to insult people or challenge others intelligence. I'm just stating what works with my and how I invest. There's no right or wrong answer here. I was under the impression that Bigger Pockets was to get new ideas from other investors not insult one another

@Brian Ellis true they can come back but at least with a time limit your not sitting back waiting. Especially if you cant have multiple bids out. Imagine if you could only afford one deal, you wouldn't want to put a second offer out on another property knowing the first might come back
