it's not the time for seller financing. it's still possible but the best time when the trend is hard to get loans. I got alot from 2009-2015. that was the trend then. watch the industry. whens loans are hard to get start with your owner financing angle. hot real estate markets kill owner financing. in most cases.

Im open to any investors that want to invest in my system. I average a 30% return. Instead of trying to figure out how to create a successful formula. Invest in a structured one successful one. Time is more valuable than money. While your looking on the MLS or getting off market deals Im boots on the ground looking at the property an hour after its available. I Just bought a ready to rent property Saturday for 17k. no work needed rent will be $750. You might not of even seen it because I was so quick. You decide.

Im an investor. I own 80 doors myself. I have my own property management company that only manages my properties. I partnered up with a Dr out of San Diego and we bought 22 doubles this year. 1.2m . Bringing me to 122 doors. Your intentions are well, but key to success in Cleveland is managing properties. Cleveland has bad property management. I bough 12 houses this year from out of town investors that the property management destroyed them. From 2 from Japan, Cali, 2 from Iran,2 from China, Bangladesh, Texas, Arizona, Seattle and N.Y..  This is why I created my own Property Management Company. I refuse to trust anyone with my 4m in real estate.

I've been investing in the Cleveland area for 15yrs now. I'm making great returns. but it's not an area you can dabble in with out boots on the ground

get her out asap before she starts a Neighbor roemer that your Rental is haunted. then no one will want to rent it.

I grew up loving the game of Monopoly.  I never lost a game. In this live game I'm playing the game and it never ends. It constantly keeps going. So its not as much a monetary thing its a game. I want to see how big I can make this. I could make 5m a year and id keep going. In addition helping other is also a key ingredient in success. That's when you become the mastermind.

The Holding can be a partnership.  XYZ Holdings is the OWNER of 123 Main St..  In the Holdings Co. it breaks down the partners. Then an operating agreement breaks things down in more debth

I form an llc for each property. then a holding llc owns all the property llcs

I did the same thing in the Cleveland Ohio area. Im 43 now and I have about 120 doors all paid off. I'm trying to learn to leverage but I'm stuck in my paid off ways. I'm now working with a lender now to leverage the 4 million I've accumulated. So I'm going to do it at 7% fixed but I hate payment ugh
